NEW CLIENTS
In UK: are sent Information
by post or Email and Invited to complete Agreement 1 and House
Search Questionnaire if they have not already done so online.
In France: are invited to call
in person at Le Brugou in order to discuss Trading Terms and sign
Agreement as necessary. No formal discussions are undertaken in
any other location.
The research fee, receipt of first property details by
the client, is a once-only payment and is non-returnable once
research has been undertaken, unless the client buys through the
Company.
Clients who find their property independently
and request the Company’s help with the purchase are asked
to sign Agreement 2 and pay a deposit of 150€ which is deductible
at completion of the sale.
Signing our ‘Research’ Agreement does not prevent
clients from also using other agents. We ask that if another Agent
finds a suitable property for which an offer is made, the client
informs us so that we can close our file
We are aware that clients are sometimes nervous about paying an
‘up front’ fee for services. Although we may have
some properties which we have researched for other clients, these
represent only a small number, especially when property is selling
quickly, and as no two clients have the same requirements we always
research new properties which suit your particular needs and requests.
PAYMENTS FOR THE
COMPANY’S SERVICES
Once an offer is accepted, clients may choose
either one of our 4 Package options, payable in three instalments,
or payment by monthly Invoices, for work as it is carried out.
The latter entails a completion fee, which is inclusive in the
package cost.
Personalized packages are available on request.
The final payment is requested by an Invoice presented at the
Signature of the Acte de Vente and is payable at the time of signing.
Payments may be made by cheque in euros, or by direct transfer
in euros into the Company’s Bank Account. Clients wishing
to use the latter method may request the Company’s Bank
details.

QUESTIONS
1. How do I know that I will see suitable properties?
I always ask you what criteria you are setting
before beginning to research properties for you. You choose those
which you want to visit.
I will not show you properties which are unsuitable, because this
is a waste of time for both of us.
e.g. Prices above your stated limit
Property which needs more work than you are prepared to do
Property in the wrong locations
Property with too little/too much accommodation or land.
You will probably have some ideas of what you want, but be prepared
to allow some leeway – e.g. at least 75% of your criteria
met.
I have no vested interest in finding you a property from a particular
Agency or Notaire:
my aim is to find you what you want as far as is possible.
2. What if I choose a Package and then change
my mind?
Once a Package is chosen there are no reductions.
Should a client wish the Company to undertake extra tasks, the
additional cost would be as stated in our main price list. For
example, if a package containing a summary of the Acte de Vente
is chosen and the client later decides to have a full translation,
the additional cost would be the difference between the cost of
the summary and that of the Translation. Personalised Packages
are available on request.
We are NOT Notaires or Estate Agents and we
DO NOT sell properties – we help our clients to find and
buy them.
